28 new homes were planned to be developed on half a hectare of land, but now discussions are ongoing regarding the eventual construction of further residential buildings.

The land facing the new Pfaffenthal station should, according to 2017 plans, have relatively little construction. However, now the new station has brought more interest to the area, authorities are considering if additional homes should be added to the original plans.

On one hand, the land lies in a protected zone alongside the Alzette river; on the other hand, there is the question of how a larger development project could sit harmoniously alongside existing houses in the area.

In order to add more homes, the general development plan would need to be amended punctually. The city's aldermen would make the final decision, but mayor Lydie Polfer has put the ball in the court of investors, saying it was up to them to put a suitable project on the table.

"Real Estate Luxembourg S.A."

The land was sold to "Real Estate Luxembourg S.A." in 2014, as ownership passed from the family which owned the area since 1875. The company has since changed director several times and was not available for comment. A former director told RTL he wanted nothing more to do with the others, and neither the city's council, nor ministers or architects were able to comment.

The"Plan Polfer"

The so-called "Schéma Directeur" for the "Riverside" project, covering the general development plan (also called the "Plan Polfer") comprises a maximum of 28 homes across half a hectare. The PAG was accepted in April 2017, with the new station opening under the Red Bridge in December of the same year.
